Kodi was our second choice for a realtor, but that was a huge mistake. We should never have tried anyone else! Let me tell you why.
When my fiancé and I decided we were going to get a house together, she told me about a realtor she had worked with. When she first moved to the valley, she decided to rent first while she decided where she wanted to settle. The realtor she worked with invested a lot of time showing her many rentals. So when she and I decided we wanted to buy a house together, we called him first since he had put the time into building the relationship.
Unfortunately, what made him an asset when looking for a rental - his patience and easy-going style - were not assets when it came time to buy. We worked with him for nearly 3 months. We looked at a bunch of houses, spent hours on-line and kept coming up with nothing exciting – except this one time. We went to look at a really nice house. It was just the right size, great commute for both of us, nice yard but more importantly, it had these awesome mountain views. My fiancé and I were in the middle of mentally arranging the furniture when another realtor comes in and explains that the house had already been sold! At that point, we decided that - relationship or not – we needed someone else. That’s when we called Kodi.
We were already a little frustrated and it was beginning to feel like we were never going to find a house. Kodi did a great job at helping us manage the house-hunting process. I had my list of “must haves,” and my finance had hers, and the more we learned about what was out on the market, the more both of our lists kept changing. For the most part, we had been trying to find a house by process of elimination. The list of houses we were looking at on-line had literally 1,200 houses on it at one point. Looking at all that – even on-line – was exhausting! Kodi really helped us target our search. We met Kodi at a coffee shop and within an hour she’d quickly turned our list of “fuzzy” ideas into searchable criteria where “spacious feel” became “split floor plan” & “vaulted ceilings”. More importantly she knew how to push us to make some prioritization decisions. She had us assume we were going to find a house with everything we wanted. She said “if on the first pass we don’t find it, we’ll start dropping the nice-to-haves until we find a house you really like.” This totally worked. Our list of a thousand houses turned into 34. She really knows the market and this translated into great tips for us, stuff like, “look at the new listings first. Even in this market the really good ones are going fast. Then look at the older listings. Sometimes listings have been out there for a long time for a reason.” One of my favorite recollections is of a time we asked Kodi to schedule an appointment to see a particular house. When we got there, I realized I’d given her the wrong house – the one we really wanted to see was a couple of houses down the street – I’d barely finished telling her I’d made a mistake before Kodi was dialing the listing agent. She got us in right there on the spot! We found a house in just over two weeks.
Once we found a house, Kodi didn’t just kick-back and wait for closing date. She went into overdrive! She made sure our offer and counter offers where within deadlines. She walked us through every step of the process and did almost everything - short of signing the mortgage - herself. She scheduled the inspectors, made sure the repairs where done correctly, even went so far as to research our lot on a national database to see if we could save money on flood insurance! When the HOA wanted to charge us a transfer fee, she knew about the “original owner transfer” exception for our community and this saved us almost a thousand bucks! Her follow-through and attention to detail is truly impressive.
There are many nice things about Kodi. She is always cheerful, accommodating, and very knowledgeable – but watching Kodi do her job you quickly realize that - while many people can be realtors - very few people can do it as well as Kodi does.
